Why Choose Kindred?

A refreshing, local approach

Tired of overgrown, investor-driven, private equity firms? We are too. And that’s why we created Kindred.

Kindred was built for communities that want to move away from investor-driven, private equity firms and management companies that provide real estate, rental property management, etc. and do not focus on community management. We believe that homeowner associations play a vital role in protecting property values and quality of life. They should be managed with empathy and transparency. Whether you are a new development or a mature neighborhood, a small subdivision, or a large development, we offer customized solutions to help you on your path to your community’s long-term goals.

The Kindred Framework

Our Core Pillars

Transparency

Trust is built through visibility. Every community deserves to know exactly where every dollar goes.

We act as your neighbors, not just your management company. We lead with honesty and prioritize the best interest of the community.

Partnership

We solve problems through collaboration. We work with our clients to foster unity and create neighborhoods everyone is proud to call home.

Administrative Management

We cross the t’s, dot the i’s…and the lower case j’s, too. Meeting notices, community mailings, billings, processing resale requests, vendor W9’s, insurance, contracts, etc. We make sure your records are up-to-date and deadlines are met.

Accounting & Financial Management

We track every dollar and provide the board with access to real time financial data. Every dollar is counted. Every account is reconciled. Every financial report is on time, every time.

Covenant Enforcement

We assist your board and committees with processing architectural applications as well as monitoring your community for covenant violations. Homeowners and board members can also report violations through the mobile app.

Maintenance & Project Management

We will help coordinate your projects and maintenance work including soliciting bids, tracking work orders, and keeping open communication with your vendors and your board.

FAQ

Frequently asked questions

Here are answers to some of our frequently asked questions from new clients.

Do you work with small associations?

Yes! At Kindred, we’re proud to work with associations of all types and sizes, including smaller communities, or communities that may not need a “full service” management solution. One of our founders pioneered and grew a nationwide accounting service before launching Kindred. We can offer virtual management and “accounting only” solutions for smaller communities with limited budgets.

We offer multiple payment options for homeowners including checks (lockbox), eCheck, ACH draft, and debit/credit card payments. For a small fee, homeowners can pay directly through their resident portal or mobile app, without having to login separately to a bank or payment provider. We also offer free eCheck payments through our partner bank (Truist). However, homeowners will need to register and maintain a separate login with Truist’s Association Pay website.

There is some nuance to this answer. The short answer is, “No.” Hiring companies, including HOA management firms, is the sole  responsibility of the board of directors. However, if you are self managed and are looking to hire a company, this will be an added expense to your association’s budget. This can sometimes result in a dues increase. If this is the case, the HOA board would have to get the approval to raise the dues if the needed increase exceeds the limit stated in the associations’ governing documents.

Homeowners can access their community’s HOA governing documents, budget, submit requests, and report violations. Every month, we also produce a balance sheet and income statement and upload it to their Documents section. The board will be able to view and approve bills, view life financial data, and generate any report on demand.

No we are not. Kindred is locally owned by two business partners. We started Kindred because we saw a need in the communities that we live in for reliable management that is trust worthy, transparent, and responsive.

The transition period typically takes about 30 days. We start the onboarding process the month before your official start date, or “go live” date. We will work directly with your outgoing company to obtain all the documents and records we need. We’ll also contact all of your vendors and notify your homeowners of the transition. During the transition period, we waive late fees for the first 60 days to give homeowners time to get their records updated.

We offer customized pricing for every association based on their size and scope. Whether you are looking for “full service” management, or just need some limited help with our “Accounting Only” services, we’re happy to create a custom proposal for your association’s needs. We have also found that our ancillary fees are much lower than what most companies charge.
